This site comprises a shopping centre of 27 retail units, plus 20,300 sq ft of offices and a 500-space car park.
On acquisition of the site, MARCOL inherited challenges including poor marketing by the vendor, the insolvency of the anchor tenant and local unemployment leading to a decrease in spending power.
MARCOL secured a new lease with a key tenant to replace the insolvent anchor, devised a programme of physical improvements and coordinated marketing to create improved ‘dwell-time’ opportunities. This included the reconfiguration of the food court to both enhance atmosphere and improve visibility of the key anchor food retailers.
