In December 2015, ALMCOR (formerly iSec) – a part of MARCOL, and formerly known as MARCOL Industrial and Industrial Securities – added a key development to its UK portfolio: Horizon38, a major £120million 65-acre mixed-use development in Bristol.

ALMCOR, which has been operating in the industrial sector since its formation in 1995, has a significant track record in bringing forward large strategic development landholdings and has a growing portfolio of strategic sites ranging from ‘ready-to-go’ developments to a significant strategic landbank, which is expected to provide 4.5million sq ft of logistics space.

Construction commenced on Horizon38’s 580,000 sq ft of industrial space in November 2016, making it the largest speculative industrial development project in Bristol for 20 years. The 1million sq ft business park also offers opportunities for industrial, warehousing, trade, office, hotel and car showroom developments.

In addition to the industrial and distribution opportunities available, a 25-acre commercial park is being developed fronting onto the A38, anchored by a Village Urban Resort hotel together with a range of car showrooms, self storage and other trade-counter users.

The first phase of completed logistics and manufacturing space was ready for occupation by the summer of 2017, with later phases set for completion in 2018.

The development is a joint venture between St Francis Group and ALMCOR – their second such collaboration on a large-scale project together.
